7.5.2 Locational Advantage
Majority of the old dilapidated buildings are concentrated at the core of the city having huge locational advantages due to high degree of connectivity and accessibility,
inexpensive food products in nearby markets, municipal facilities, easy availability
of jobs in different informal sectors, etc. Such concentration of various urban facilities and amenities with meagre living costs at the centre of the city is the prime
reason for residing in those buildings.
7.5.3 Ancestral Linkage
The residents have strong nostalgic bonding with their old dilapidated buildings
where their emotional linkage with their ancestral origin acts as a boost. Mostly the
tenants stick to these buildings to take advantage of absence of any specific tenancy
policy and try to establish their rights on the property which creates many legal
disputes.
7.5.4 Disputes in Property Rights
These old buildings have a complex chain of owners with or without proper records
of ownerships. Clashes between owners and tenants and among the owners regarding property rights create prolonged legal disputes that postpone repairs.
7.5.5 Neighbourhood Factor
In North and central Kolkata, the residential morphology reveals intense integration
with the local people, neighbours, local associations, local authorities, etc. The people want to stick to their locality in pursuing help from the neighbours for their rights.
7.5.6 Emotional Attachments
Emotional attachments with the childhood place and absence of many structural
features in modern homes like central courtyards, closely spaced roofs, spacious
verandas, open house pattern, etc., attract the dwellers to stick to their ancestral
houses despite having many hurdles.
